Why a broker beats a bank
A bank has one menu. We bring you 200+.
When lenders compete for your loan, you win. Brokers access wholesale pricing that retail banks keep for themselves, and we match you with the lender whose guidelines fit your situation.

Programs for every credit profile and income type.
Often better pricing
Wholesale pricing typically beats retail.

Loan types
The right loan for your situation.
Conventional
The most common loan. As little as 3% down for qualified buyers, and no mortgage insurance once you reach 20% equity.
FHA
Government backed with flexible credit guidelines and a low down payment. Great for first time buyers.
VA
For veterans, active duty, and eligible spouses. Often zero down and no monthly mortgage insurance.
USDA
Zero down options for homes in eligible rural and suburban areas, including much of Central Florida.
Jumbo
For loan amounts above conforming limits. We compare jumbo lenders so you see real choices.
DSCR and Investor
Qualify based on the property's rental income, not your tax returns. Built for real estate investors.
Bank Statement and Self Employed
Use 12 or 24 months of bank statements to show income instead of tax returns.
Refinance and Cash Out
Lower your payment, shorten your term, remove mortgage insurance, or turn equity into cash.

FAQ
Good questions, straight answers.
What is a mortgage broker?
A broker works for you, not one bank. We take your loan scenario to many wholesale lenders and bring back the options that fit you best.
Will this hurt my credit?
Filling out the form does not pull your credit. We will always ask before running a credit check.
Why not just go to my bank?
A bank can only offer its own products. We compare 200+ lenders, which often means more options and better pricing.
Do you charge a fee to shop my loan?
Asking for options is free. Any costs are disclosed clearly in your Loan Estimate before you commit to anything.
Do you lend everywhere in Florida?
Yes. We are based in Ocala and help borrowers in every Florida county.
I am self employed. Can you help?
Yes. Bank statement and DSCR programs let you qualify without traditional tax return income.
How do I get the best mortgage rate in Florida?
Compare offers from multiple lenders, not just one bank. Your credit score, down payment, loan type, and whether you pay points all affect pricing, and so does when you lock your rate. Rates change daily and depend on each borrower, so the best rate is the one you find by shopping your real scenario across many lenders.
Does homeowners insurance affect my Florida mortgage?
Yes. Homeowners insurance is part of your monthly payment and your loan approval, and if the home is in a FEMA flood zone, flood insurance is required too. Get insurance quotes early in the process. A wind mitigation inspection may help lower your premium.
Can I buy a condo in Florida with a mortgage?
Yes, but the condo association must meet lender guidelines, not just you. Florida's newer condo safety laws on milestone inspections and reserves can affect which lenders will finance a building. A broker can find lenders whose guidelines fit the building you want.
What is the Florida homestead exemption?
It is a property tax benefit for a home you own and live in as your primary residence. You apply with your county property appraiser, and the filing deadline is generally March 1 for the tax year.
Are there down payment assistance programs in Florida?
Yes. The state offers programs through Florida Housing Finance Corporation, such as Florida Hometown Heroes, and some counties and cities have their own. Eligibility and funding change often, so ask us what is currently available for you.
Rates, programs, and guidelines change often and depend on your credit, property, and loan details. Asking for options is free and does not pull your credit.
